How to Buy
Off-Plan from Sobha Realty
About the project
Buying an off-plan home from Sobha Realty in Dubai is a clear, regulated process.
How it works
Payment plans differ by project — for example 40/60 or 60/40 (paid during construction / paid on handover). The exact plan is shown on each project card.
Buying from abroad: presentations and viewings are available by video call, and payments and property management are handled through the ONE Sobha app.
Registration and fees for projects in Abu Dhabi and Umm Al Quwain follow local rules and are shared per project.
Questions on any step are answered in personal messages.
- Choose a unit — we send floor plans, prices and the payment plan for the selected project.
- Reserve — the unit is held with a booking payment.
- Sign the Sale and Purchase Agreement (SPA) with Sobha Realty.
- Oqood registration — the purchase is registered with the Dubai Land Department; the 4% DLD fee is paid at this stage.
- Pay instalments under the project’s payment plan. Payments go into the project’s escrow account, regulated by RERA, and are released to the developer as construction progresses.
- Handover — final payment, unit inspection, keys and title deed.
